Confirmed from Peak View Park's own listing, the park or land manager's website, and runner reviews. Blank cells mean we could not verify that fact — we would rather say "not reported" than invent one. There is no Easy / Moderate / Hard rating on this page on purpose: a one-word difficulty score tells you nothing about whether a trail suits your run. Surface, distance, shade and hours do.

What runners say about Peak View Park

Pulled from public reviews of this trail (31 of them) — the things people bring up again and again, in their own words. Nothing here is written by us.

well-maintained 4 mentions

“The place is fully equipped with a playground, clean restrooms, a dog friendly environment and a picnic area.”

🏞️ beautiful scenery 14 mentions

“There is no shade, but plenty of scenic overlooks, and benches with good views.”

🐕 dog-walking favorite 3 mentions

“The place is fully equipped with a playground, clean restrooms, a dog friendly environment and a picnic area.”

This is a great new park (2024) to the area. It was recently purchased by Lakewood and they've done a nice and quick renovation of the property, where it used to be part of a mansion estate (the mansion and guest cottage were sold off separately) and Lakewood bid for the land.

Went on a Saturday afternoon and only saw one other person - the entrance is inaccessible if you’re headed south on Wads. You need to enter either directly from Morrison or while heading north up Wadsworth. Really nice new trail with paved and unpaved options.

★★★★★ — Adam , Aug 2023

Five stars for this park! Beautiful paved and dirt paths. 3 different overlooks, great views of the peaks.

★★★★★ — Travis , May 2024

Nice green space next to an old 1920’s mansion. Great for strolling, biking, running, or walking your 🐶. Main draw back is no shad structures currently so time your trek accordingly. Shade structures, paving the parking lot and adding a permanent bathroom are in the Phase 2 plans.

Trail conditions & character

What this trail is actually like underfoot and overhead, taken from its own listing and from reviews. Each one links to every other trail with the same character. Busy or quiet is reported as a plain fact, not a plus or a minus — a runner heading out alone at dawn often wants company on the path, and someone running intervals wants an empty one.

🏞️ Scenic views 27 mentions

“Peak View Park is located on South Wadsworth Blvd and kind of pops up out of nowhere in a sea of residential housing and businesses.”

The practical stuff

  • AccessPosted hours — posted hours below; park gates sometimes close earlier than the listing says
  • SurfaceMixed — more than one surface along the route, so check the segment you plan to run
  • DistanceNot reported. Trail systems often quote total path mileage rather than a single loop, so measure the route you actually want before you drive out.
  • ShadeNot reported. Assume some of it is exposed and carry water in summer.
  • At the trailheadparking, restrooms — reported by runners
  • DogsWelcome, per reviewers. Leash rules vary by park — the trailhead sign is the authority.
